Increased Rents Lead to Record Investment Activity in Florida

Record Investment Activity in Florida: Is Florida beginning to rival New York? Rents are up more than 30% due to the massive influx of people relocating and buying vacation homes or investment properties here. 1031's are exploding and investors have been eagerly gobbling up investment properties throughout all of Florida.

Despite initial uncertainties about urban living post-pandemic, leasing and investment trends in Orlando's downtown and urban core have been strong. Renter demand has increased, with asking rents up 17% year-over-year and net absorption exceeding 1,900 units. Similar trends are observed in Tampa and Miami, with high demand and rising rents, particularly in areas with significant development and amenities. This surge in renter demand, coupled with high home price appreciation, is driving multifamily transaction volumes to record levels in these urban centers, attracting significant investment capital.
